  • Cove Tides is located near Cove Bay, with close proximity to Aurora Anguilla Resort & Golf Club. The location is ideal for golf carts and electric bikes, with minimal traffic and a quiet, upscale atmosphere.

  • 4 Bedroom Villa: Over 4,000 sq ft of total living space with roughly 2600 interior square feet.

    2 Bedroom Villa: Over 3,000 sq ft of total living space with roughly 1900 interior square feet.

    Each includes open-concept interiors, a 24-foot saltwater pool with a Baja shelf, and an optional rooftop terrace.

  • Yes. Land ownership is transferred into the buyer’s name before construction begins.

  • Yes. Short and long-term rental options are permitted. Tides can advise on local property managers.

  • We will begin construction immediately upon successful ALHL application. It will take 10-12 months from when we break ground.

  • The process to purchase property in Anguilla is fairly straightforward. You need to apply for an “Alien Landholder License (ALHL). To purchase a Cove Tides home, the process is as follows:
    1. Review/sign Purchase & Sale Agreement for land and construction agreement
    2. Apply for Anguilla Land Holding License (ALHL)
    3. Upon ALHL approval, buyer pays land price + 1st construction milestone
    4. Land title is transferred and construction begins

  • Yes (for pre-construction buyers). Cove Tides includes a full furniture and appliance package as part of the pre-construction offering—professionally curated to match the villa’s interior design.

  • The following items are available as upgrades:

    • Solar energy system with optional battery backup (included for pre-construction buyers)
